Aufgaben

• Technische Beratung und Bauherrenvertretung: Sie unterstützen die Projektleitung in allen technischen Planungs-, Ausführungs- und Entscheidungsprozessen. Dabei vertreten Sie die Interessen der Bauherrenseite gegenüber Generalplanern, Generalunternehmern, Fachplanern sowie Behörden in technischen Fragestellungen.
• Planungs- und Qualitätsmanagement: Sie prüfen und bewerten technische Planungen über die Leistungsphasen 1 bis 9 hinweg. Dabei stellen Sie sicher, dass messespezifische Standards, Qualitäten, Normen, Richtlinien und gesetzliche Vorgaben eingehalten werden.
• Nachtrags- und Variantenmanagement: Sie analysieren technische Varianten und Optimierungsmöglichkeiten von Bauvorhaben, prüfen technische Nachträge und begleiten gemeinsam mit der Projektleitung und dem Einkauf den Vergabeprozess.
• Bauausführung, Baustellenkontrolle und Abnahmen: Sie führen regelmäßige Baustellenbegehungen durch, dokumentieren Mängel sowie Risiken und begleiten technische Abnahmen, Funktionsprüfungen und Inbetriebnahmen.
• Kommunikation und Schnittstellenkoordination: Sie sind zentrale technische Ansprechperson für interne Bedarfsträger, Betreiber und Nutzerbereiche. Gleichzeitig koordinieren Sie technische Informationen zwischen Bauherrenseite, Generalplanern, Generalunternehmern, Fachplanern und Behörden.
• Technisches Reporting: Sie unterstützen das technische Reporting, bereiten technische Sachverhalte nachvollziehbar auf und schaffen damit eine belastbare Grundlage für Entscheidungen im Projektumfeld.

Qualifikation

• Mehrjährige Erfahrung im technischen Bauprojektumfeld: Sie verfügen über mindestens 5 Jahre Berufserfahrung im Bauprojektmanagement, in der technischen Projektsteuerung oder in der Bauherrenvertretung, idealerweise in Zusammenarbeit mit Generalplaner- oder Generalunternehmerstrukturen.
• Fundierte Kenntnisse im Bau- und Planungsumfeld: Sie bringen gute Kenntnisse in HOAI, AHO, VOB/B und VOB/C sowie in baurechtlichen Vorschriften mit.
• Breites technisches Verständnis: Sie verfügen über tiefgehendes Fachwissen in Architektur, Tragwerksplanung, Technischer Gebäudeausrüstung, Brandschutz, Genehmigungsprozessen und Baustellenlogistik, insbesondere im Bestand. Dadurch können Sie komplexe technische Sachverhalte schnell erfassen, bewerten und lösungsorientiert einordnen.
• Akademischer technischer Hintergrund: Sie verfügen über ein abgeschlossenes Studium, beispielsweise im Bauingenieurwesen, in Architektur, in Technischer Gebäudeausrüstung oder in einer vergleichbaren technischen Fachrichtung.
• Methoden- und Systemkompetenz: Sie sind sicher im Umgang mit Projektmanagementmethoden und -tools und arbeiten analytisch, strukturiert und nachvollziehbar.
• Digitale Planungskompetenz: Idealerweise bringen Sie Erfahrung im Umgang mit CAD- oder BIM-Tools mit.
• Kommunikationsstärke: Sie verfügen über sehr gute Deutschkenntnisse
• Verantwortungsbewusste Arbeitsweise: Sie denken zukunftsorientiert, handeln pragmatisch und proaktiv und treiben Themen selbstständig voran.
